Job Description
We have an exciting opportunity for an accredited NEC Supervisor / Project Manager to join our busy and expanding project management team in Japan to be based in Osaka.
The successful candidate must be willing to relocate to Osaka, Japan, visa assistance and a relocation package will be available to support this.
This a varied and fast paced position, acting as the main interface between the Project Manager and the Contractor and their supply chain on site. For this particular role, we are seeking engineering or building surveying experience in the construction or maintenance of buildings or infrastructure assets, delivered under the NEC contract form. Previous knowledge of the NEC contract is essential to the role, although NEC 4 and contract specific (Option F) training will be provided.
The successful candidate will be required to:
- Undertake the role of NEC 4 Supervisor for RIBA Stages 5, 6 & 7 for projects ranging from £20 - £30m including de-commissioning activities.
- Monitor the progress of the site works generally, visiting the site at regular intervals as required to inspect the progress and quality of the works in accordance with the contract obligations and any local regulations.
- Approve the contractors works and confirm that the performance criteria for all elements of the structural, mechanical, electrical, and public health services design set out as part of the contract have been achieved.
- Support the Project Manager in the review and management of the Contractors performance against Key Performance Indicators.
- Advise on any value engineering solutions that effect the construction strategy offered by the Contractor to control costs.
- Contribute to the development and completion of a Soft Landings strategy, and handover schedule for the project, prepared and developed in line with the design.
- Lead and co-ordinate the preparation of schedules of Defects with input from the other consultants as required, issuing defects lists, and monitoring the correction of the Defects.
- Implement a formal tests/inspection verification and validation process.
- Undertaking tests/inspections and witness tests/inspections carried out by others as necessary to monitor that works are carried out to the agreed method, logic and programme, and in accordance with the contract.
- Witness testing and commissioning of the structural, mechanical, electrical, and public health and other services as necessary to monitor that works are carried out to the agreed method, logic, and programme, and in accordance with the commissioning specification.
- Liaise with local authorities, organisers and site Contractors to obtain feedback, and provide updates on progress and coordination and make sure activities comply with any local regulations.
- Assist the Employer with the integration of third-party suppliers and client direct appointments such as catering provision.
Qualifications
This is a technical project management role and therefore the successful candidate will have a technical, engineering or construction background.
- Minium HND, NVQ level 4, Construction related subject / BSc, BEng (undergraduate degree), NVQ Level 6, preferred
- NEC supervision qualification or NEC Project Management qualification (NEC 4 preferred)
- Chartered membership of a construction or engineering related organisation preferred, e.g. MCIOB, MAPM, MIMECHE, MISRUCTE, MICE, MCIBSE, Incorporated status or similar as a minimum
- Minium of 5 years of experience providing NEC supervision role previously, or similar such as Clerks of Works or Resident Engineer
- The NEC 4 Option F contract is drafted in English, the ability to speak Japanese would be advantageous
- The successful candidate must be willing to relocate to Osaka, Japan, visa assistance and a relocation package will be available to support this.
