We’re searching for a Property Portfolio Manager in Bristol or London to join our team of free thinkers and collaborators.

The scope of this role covers: management of tenancy, leases and occupational agreements; rent and lease negotiations; insurance; SDLT; business rates engagements; and compliance

The role will report to the Head of Procurement and will collaborate closely with our finance, operations and legal teams. As an individual specialist in the organisation, we are looking for someone with drive and who thrives on accountability and responsibility.

A role less ordinary.
• As the sole specialist within edyn for property management, review and establish edyn’s property management strategy to ensure our key goals are met
• Deliver, for Mancomm approval, a new strategy for property portfolio... management within 100 days of starting the role.
• Involve and engage a wide range of stakeholders in developing the strategy, and, where necessary, external consultants/service providers and internal stakeholders
• Negotiating terms with third parties (e.g. landlords) and coordinating internal alignment with relevant teams throughout the life of a tenancy including exits.
• Managing the procurement (along with the relevant Procurement lead) and ongoing relationship with our broker and wider pool of insurers to cover all risk aspects of the business including: Property, material damage, business interruption, Employee liability and travel, Public Liability, Motor fleet, Cyber insurance, IT and engineer insurance
• Manage Business Rates, including appeals and challenges to the VOA and other authorities, to maximise value and ensure compliance, at pace. Supported by professional advisors.
• Ensure this is in place for the UK properties and also for our international properties where there is an equivalent regime to manage.
• Working alongside edyn’s legal team and external lawyers on drafting and reviewing leases, licences and management agreements (and variations and supplements to the same) and seeing through to completion.
• Ensuring all occupational agreements and documents are maintained, filed and updated within a property database.

Who You Are.
• 5+ years qualified and experience
• Property management experience
• Experience of property management in multi-site consumer businesses such as hospitality, leisure or retail
• UK and EU experience strongly preferred
• A genuine passion for property and a drive to bring value
• Degree educated, plus RICS
• Excellent negotiation skills
• Excellent data, analysis, insight and presentation skills
• Strong familiarity with legal documents/agreements and different types of occupational structures
• Experienced in using MS Office
• Ability to communicate effectively at all levels of the company structure, from CEO to front line team members

This role can be primarily based at either one of our London or Bristol hubs. Some travel would be expected between those locations, as well as a regular presence at our properties in the UK, EU and Switzerland.

We have an Agile Working Policy, with current guidelines of 3 days per week in an office or property location.Our core working hours are Monday-Friday, 40 hours per week, but primarily we are focussed on delivery of objectives and output
