Job Title: Operations Director
Team: On-Site – London Bridge City
Role Summary
This is an exciting opportunity to join one of London’s most iconic business and lifestyle destinations. The estate is a dynamic, fast-paced environment welcoming millions of visitors annually. Encompassing 20 buildings and over 3 million square feet, the estate supports a diverse community of over 30,000 occupiers and a management team of 30, alongside 300+ service partners.
As Operations Director, you’ll be at the forefront of service delivery, working closely with the Estate Director and Senior Management Team. You’ll oversee and support property managers, monitor service charge budgets, and maintain compliance with health and safety standards. This role requires strategic oversight of site operations, a strong focus on excellent service delivery, and the ability to act as a central liaison between property managers and the broader estate team.
Key Responsibilities
Operational Excellence ... Stakeholder Management:
• Respond promptly to service requirements, ensuring a high level of satisfaction among clients, occupiers, and stakeholders.
• Act as a conduit between all properties on the estate, reporting and addressing operational issues efficiently.
• Support the Estate Director, deputizing in their absence.
• Foster strong relationships with occupiers, contractors, and service partners, ensuring service delivery aligns with estate standards.
Service Charge & Financial Oversight:
• Audit and manage service charge budgets, ensuring compliance with RICS guidance.
• Prepare and review year-end and monthly expenditure reports, addressing any discrepancies or outstanding issues.
• Support property managers in delivering high-quality, accurate service charge management.
Property Management & Health & Safety:
• Oversee property managers, ensuring health and safety standards are rigorously upheld.
• Conduct regular site inspections and audits, monitoring building conditions and standards.
• Manage the Permit to Work system and coordinate contractor activities, ensuring minimal disruption and maximum efficiency.
• Ensure all health and safety audits are conducted as scheduled, and follow-up actions are completed within the required timeframe.
Team Leadership & Development:
• Manage up to 12 property management staff, creating a cohesive and high-performing team.
• Encourage professional development and learning opportunities for team members.
• Facilitate operational meetings, ensuring effective communication and swift resolution of issues.
Compliance & Best Practices:
• Ensure compliance with all relevant legislative requirements, estate policies, and procedures.
• Collaborate with service partners to maintain cleanliness and management standards in common areas and vacant spaces.
• Support initiatives that promote sustainability and innovation on the estate.
Skills, Knowledge, and Values
Essential Skills & Experience:
• Proven experience in property or estate management, with strong operational oversight.
• Exceptional communication skills, both verbal and written.
• Demonstrated ability to engage effectively with clients and stakeholders.
• Strong experience managing service charge budgets, reporting, and KPI performance.
• Health and Safety expertise (IOSH essential; NEBOSH desirable).
• Working knowledge or experience in sustainability practices is a plus.
• Ability to manage a diverse team, inspiring collaboration and excellence.
Desirable Qualifications:
• RICS (Facilities Management) or working towards it.
• An interest in developing sustainability initiatives and solutions.
Working Hours & Salary
• Hours: 9:00 AM - 5:30 PM, Monday to Friday
• Salary: up to £85,000 per annum, based on experience
