Job Description:
The Property Construction Company is seeking an experienced and qualified Home Renovation & Construction Project Manager with a background in civil engineering to join our dynamic team in London. This is a remote position in the sense that there is no physical office, but it requires frequent on-site presence for project inspections, client meetings, and contractor coordination. The Project Manager will oversee a variety of residential projects, including home renovations, extensions, loft conversions, and new builds.

As part of the role, the Project Manager will be provided with a... company van, and petrol expenses will be covered, making travel to and from project sites easier and more efficient.

We are looking for a Project Manager with at least 5 years of construction experience and 2 years of project management experience, specifically in residential projects. A degree in civil engineering and professional experience in project estimation are essential requirements. The ideal candidate will possess relevant qualifications, a deep understanding of the London market, and the ability to create accurate project estimates alongside other project management duties.

Key Responsibilities:
• Project Planning & Scheduling: Develop and manage project timelines for home renovations, extensions, loft conversions, and new builds, ensuring all milestones are met. Work remotely using project management tools but maintain frequent site visits to ensure on-the-ground progress.
• On-Site Contractor Coordination: Meet and coordinate the work of specialist contractors on-site, including plumbers, electricians, carpenters, and more. Ensure all work aligns with project schedules and quality standards.
• Quality Control (On-Site): Regularly inspect work on-site to ensure it meets the highest quality standards and complies with building regulations. Address any issues with contractors directly during site visits.
• Client Liaison: Attend initial customer consultations on-site, provide expert advice on project timelines and deliverables, and manage client expectations throughout the project lifecycle.
• Project Estimation: Utilize your civil engineering background to prepare detailed and accurate project estimates, including material and labor costs. Collaborate with contractors and suppliers to secure competitive pricing and realistic project budgets.
• Budget Management: Oversee project budgets, ensuring all projects remain within financial scope. Track and update costs remotely, and ensure efficient spending during site operations.
• Problem Solving (On-Site & Remote): Identify and resolve project issues, whether remotely or on-site, to ensure projects remain on schedule and are delivered to a high standard.
• Health & Safety Compliance: Ensure all contractors adhere to health and safety regulations and that the job site is compliant during all phases of work.
• Progress Reporting: Provide regular updates to clients and company management on project status, both remotely through management software and in-person during site inspections.

Required Experience and Qualifications:
• A degree in Civil Engineering is required, along with relevant professional experience in estimating and project management.
• 5+ years of experience in construction, with a focus on residential projects such as renovations, extensions, loft conversions, and new builds.
• 2+ years of experience in project management, specifically managing multiple residential construction projects.
• Experience creating and managing project quotes, including working with contractors and suppliers to obtain accurate pricing for labour and materials.
• Strong knowledge of trades (e.g., carpentry, plumbing, electrical work) and the ability to coordinate specialist contractors on-site.
• Proven track record of completing projects on time and within budget, with an emphasis on delivering high-quality results.
• Knowledge of London-specific building regulations and experience dealing with local authorities for permits, inspections, and compliance.
• Familiarity with project management and quoting software, such as Buildertrend, CoConstruct, or similar, to manage timelines, budgets, quotes, and contractors from a distance.

Salary:
• £45,000 – £50,000 per annum (including taxes), reflecting your monthly budget.
• Potential for salary growth as the company expands and based on performance.

Incentives and Benefits:
• Project Completion Bonus:
• A bonus will be awarded at the end of each completed project if all key project goals are met, including timely delivery, staying within budget, and high client satisfaction.
• Bonus Structure: The project completion bonus will be calculated as up to 2% of the total project value, depending on project performance and client satisfaction.
• Example: For a project valued at £100,000, the Project Manager could receive up to £2,000 based on successful delivery and client feedback.
• Annual Performance Bonus:
• A separate annual performance bonus will be awarded at the end of the year, based on the overall performance of the Project Manager across all projects completed within the year.
• Bonus Structure: Up to 5% of the Project Manager’s annual salary, depending on the overall performance in key areas such as total projects completed successfully, budget maintenance, and positive client feedback.
• Example: For a Project Manager earning £50,000 annually, the annual performance bonus could be up to £2,500.
• Company Van and Petrol Expenses:
• The Project Manager will be provided with a company van for travel to and from sites, as well as for use during site inspections.
• Petrol expenses will be covered by the company, making travel between locations hassle-free.
• Flexible Working Environment:
• This role offers remote working flexibility, with the expectation of regular on-site visits for key stages of each project. While most administrative tasks and project planning can be done from home, the PM will need to be present on-site to ensure quality control, contractor coordination, and client meetings.
• Flexible working hours are possible, with the PM managing their own schedule around client meetings and on-site requirements, as long as projects are delivered on time and to a high standard.
