Part-time Service Charge Accountant - Real Estate. OUR CLIENT is an established real estate investment trust who specialise in alternative real estate. They have been established for over 20 years and are continually growing through new investment and development opportunities across the UK. Due to this continuous growth, they are now looking for a Service Charge Accountant to be responsible for the service charges of the allocated portfolio.
THE ROLE RESPONSIBILITIES for the Service Charge Accountant will include:
• Preparing annual service charge reconciliations comparing actual expenditure to budgets.
• Posting and correcting accruals, prepayment and ad hoc journals.
• Ensuring all the invoices and credit notes issued to tenants are accounted correctly.
• Liaising with Facility and Property Management teams to agree and reconcile service charge including posting any required adjustments.
• Reconciling balancing charges or credits to service charge control balances.
• Completing... service charge control account reconciliation using the template and seek approval prior to finalising year end reconciliation.
• Taking ownership of the portfolio, progress accounts to close and issue reconciliations to tenants along with any balancing charges or credits within RICS guideline where possible.
• Once service charge has been closed, liaising with Accounts Receivable team to issue balancing charges or credits to tenants as quickly as possible.
• Advising Accounts Receivable team to raise ad-hoc charges where applicable.
• Taking the lead and handle any tenant queries in relation to service charge reconciliation.
• Preparing first draft of annual service charge budgets.
• Liaising with Facility and Property Managers to agree and finalise service charge budget.
• Ensuring on account charges reflect new finalised budget.
• Issuing Budget reports to the tenants.
• Carrying out other ad-hoc tasks as and when required by Team.
THE PERSON and SKILLS REQUIREMENTS for the Service Charge Accountant will have:
• Basic financial accounting understanding including accruals and prepayments.
• Strong Excel skills.
• Attention to detail.
• Good organisational and time management skills.
• Ability to work on your own initiative and problem-solving skills.
