WinnCompanies is on the hunt for an Occupancy Specialist who loves accuracy and compliance just as much as they love helping others within affordable housing!
You will not only perform leasing and marketing duties to maintain resident retention, but also execute submission of Housing Assistant Payment (HAP) requests and associated Tenant Rental Assistance Certification System (TRACS) files.
Please note that the pay range for this position is $18.00 to $20.00 per hour. Additionally, Twin Oaks is a 130-unit LIHTC property, and the team can't wait to meet you!

Responsibilities

• Interact with current and prospective residents to achieve maximum occupancy.
• Generate and handle traffic, wait-list, and/or lotteries within the state guidelines.
• Process lease documentation, move-in paperwork, interim re-certifications and tenant income certifications in compliance with WinnCompanies guidelines, local, state, and federal regulations.
• Investigate TRACS errors and work with Contract Administrators to resolve as necessary.
• Ensure maximum compliance percentage and work with supervisor to resolve any issues.
• Review, prioritize, and distribute resident service requests.
• Perform all duties while generating interest and enthusiasm about the property by creating an exceptional customer experience.

Requirements

• High school diploma or GED equivalent.
• 1-3 years of similar work experience.
• Direct experience in affordable housing.
• Exceptional customer service skills.
• Superb attention to detail.
• Experience with computer systems, including web-based applications and Microsoft Office.
• Good organizational and administrative skills.
• Ability to consistently meet required deadlines and follow schedules.

Preferred Qualifications

• Bachelor's degree
• Bilingual in English and Spanish.
• Experience with LIHTC program.
• Certificates in HCCP and NALP.
