Acquisition manager circa £45,000.00 plus car allowance

The Acquisition Manager will play a pivotal role in identifying and securing the very best shops that the retail property market has to offer. You will be responsible for researching, sourcing and evaluating properties that align with the network expansion strategy, negotiating the best property deals, and working with our dedicated in-house teams and external consultants to ensure targets are met and our opening programme is delivered . This role demands a keen eye for detail, strong analytical skills, strong negotiating acumen, and a good understanding of the property market across the UK.

KEY ACCOUNTABILITIES INCLUDE:
Lead the end-to-end process of property acquisition, from identifying potential sites to negotiating lease agreements and finalizing contracts.
Conduct market research and analysis to identify opportunities for expansion and growth in key markets.
Build and maintain relationships with property owners, landlords, investors and agents to source new properties and negotiate favourable terms.
Collaborate with internal stakeholders, including store operations, finance, and location planning, to assess property feasibility and ensure alignment with business requirements.
Manage the due diligence process, including site inspections, layout development, fit-out cost management, environmental assessments, and financial analysis.
Develop and maintain a pipeline of potential properties and track progress through the acquisition process.
Stay current on industry trends, market conditions, and competitor activity to inform decision-making and strategic planning.
Provide regular updates and reports on property acquisition activities to Head of Property and wider senior management team.
SKILLS/CAPABILITIES REQUIRED:
Bachelor's degree in Property or property-related field and membership of recognised professional body (RICS) preferred
Minimum of 5 years of experience in property acquisition, preferably in the retail or commercial real estate sector.
Proven track record of successfully negotiating and closing property transactions.
A good understanding of location planning strategy and implementation
Strong understanding of property law, regulations, and leasing practices in the United Kingdom.
Excellent communication, presentation, and interpersonal skills.
Strategic thinker with the ability to analyse market data and make data-driven decisions.
Self-motivated, with the ability to work independently and manage multiple projects simultaneously.
Proficiency in Microsoft Office Suite and real estate management software.
Self-developed keeps up to date with HR legislation and thinking.
